Lovran and Opatija became known as a winter health resort of the royalty in the late 19th Century when Austro-Hungarian Aristocracy discovered the beauty and climate of the Kvarner Bay in Croatia.
This elegant, spacious boutique hotel is a perfect example of early 20th century Venetian Gothic style. Completed in 1905 in, Villa Astra was designed by the well-known architect and master-builder, Atilio Maguolo, for the Guerra family. The exterior surface and windows of the villa are richly ornamented and well preserved.
The first in an array of summer-houses perfectly situated along the Croatian Adriatic Sea, with a magnificent view of Kvarner Bay, Villa Astra is set well back from the main Opatija road. The hotel is surrounded by lush, green gardens and has a direct access to the beautiful Lovran seaside promenade (or lungomare), 5 minutes walk from the centre of Lovran.

All 6 double rooms have a third (sofa) bed, seaviews, and private bathrooms. 4 have seaview balconies, and 1 has a park-view balcony. All are individually decorated with especially elegant colors and carefully selected rich fabrics. They feature air-conditioning, telephone, Satellite TV, safe, mini-bar.
First Floor: Clement Suite: this intimate suite (32,58 m2 includes the suite area, bath suite area and the entrance area) is decorated in warm red hues and the finest fabrics; with its own balcony(1,02 m2), Clement has a particular, romantic charm.
First Floor: Nicolo Suite: a spacious suite (44,73 m2), decorated in well-chosen blue tones and filled with light from imposing windows, with a balcony overlooking the garden, pool and sea.
First Floor: Josip Suite: a substantial and distinctive green-hued suite (36,33 m2), inspired by the villa's lush gardens and sub-tropical environment, with its spacious terrace (20,00 m2) opening to the sea.
Second Floor: Ema Suite: an especially peaceful, lavender-soft suite (31,71 m2), with large windows opening out to beautiful, mature trees and shimmering sea views.

Casa Oraj Farm House (max.8 guests): a completely restored farmhouse with 4 double-bedded rooms decorated with original old furniture, fully-equipped kitchen, dining room, living room, small, cosy library and a cellar for social gatherings and events. (The house offers a cook for hire.) Technical equipment of the house includes: telephone, dishwasher and other kitchen appliances.
Casa Oraj is ideal to host small groups, seminars, meetings, creative workshops, recreational activities and health programs. The main house is surrounded by a mountainside herbal garden with terraced land, caves, and - a special attraction - its own labyrinth. Casa Oraj has an open fire and heating system but not a cooling system (only nature's own air conditioning). Private parking is alongside the house.

The three separate areas are: a Flotation Tank and steam bath; relaxation room; and treatment room with direct access to the pool. Each room has different cosmograms on the walls which fuels the entire spa area with natural energy.

BOOKING: If the reservation is made within 30 days prior to the arrival, the full amount has to be paid immediately.
For booking / reservation a deposit of 40% of the accommodation price should be paid prior to 30 days. The full balance (the remaining 60%) should be paid at the latest 30 days prior to the date of arrival. If the payment is not effected within the mentioned period, Lovranske vile Ltd. reserves the right to cancel the reservation and to indemnify the loss.
PAYMENTS:
Payments within Croatia should be made to Hypo Alpe- Adria- Bank d.d., account No: 2500009-1101052213 (in favor of Lovranske vile Ltd.).
Payments from outside Croatia should be made to bank account: Hypo Alpe-Adria-Bank d.d, Trpinjska 9, 10 000 Zagreb, IBAN HR64 2500 0091 1010 52213 SWIFT code HAABHR22 (in favor of Lovranske vile Ltd.).
CANCELLATION BY THE GUEST: The date of the written or phone notice represents the base of the cancellation costs calculation as follows:
30 days or more before arrival - the deposit is retained.
Between 29 and 15 days before arrival - 60% of total accommodation price is charged.
Between 14 and 10 days before arrival - 80% of total accommodation price is charged.
Between 9 and zero days - 100% of total accommodation price is charged.
ARRIVAL DATE CHANGES:
If a guest changes the arrival date or provides the replacement for the booked term, such change will be charged 5 EUR per person. Changes should be confirmed in
writing to and by Lovranske vile Ltd.
PRICE CHANGES: Lovranske vile Ltd. reserves the right to correct the announced prices in case the exchange rate varies. If prices are increased by 5% the guest's consent is not needed. If prices are increased by more than 5%, a guest is entitled to cancel the agreement without indemnity obligation.
INSURANCE:
Lovranske vile Ltd. recommends its guests to use travel insurance to cover cancellation costs.
TIME OF ARRIVAL AND DEPARTURE:
Guests are expected to arrive between 2.00 and 6.00 p.m. and to leave before 11.00 a.m., if not otherwise mentioned to Lovranske vile Ltd.
CLEANING AND EXTRA SERVICES:
The residences and rooms will be cleaned on a daily basis during the entire accommodation period. Extra services such as: baby-sitting, cook, attendance etc. should be arranged in advance and are provided at an extra charge.
PERSONAL VALUABLE OBJECTS:
Items of significant value should be deposited in the safe at the reception of Hotel Villa Astra. Otherwise, Lovranske vile Ltd. cannot be held responsible for loss / damage.
