		This place is different from any other Chiang Mai Hotel. It is small, friendly and family run but is much more than just a Homestay. They call themselves "a Chiang Mai Boutique Resort and Homestay". The village of 10 traditional teak houses on stilts is set in the fields next to the classical Lanna architecture and lovely gardens of the main house. It is a favorite with eco tourists and vegetarians for the home-grown organic vegetables and rice. The field and gardens are the home of birds, bats, fire flies, cattle, frogs, crabs and also fish in the on site lake.

10 teak houses on stilts all individual with large balconies, bedrooms and dressing rooms. Decorated in neo-classical Lanna style with beautiful paintings from a local artist.
Each has also every modern comfort; TVs with satellite programmes in Thai and English, DVDs, phone, air-conditioning, hair dryer, kettle and minibar. They even provide dressing gowns, slippers and pool towels. And every cottage has a wonderful view of the fields and mountains beyond.

	Facilities include: a bistro, an infinity-edge swimming pool, garden, poolside barbeque house and bar, home spa massage room, herbal steam room and Jacuzzi (by appointment), airport transfer service, sightseeing tour service, car rental service, laundry service, their own tuk-tuk shuttle, internet cafe, wireless internet service, satellite television, in-house movie service, boules (petanque) and badminton area, and their own fishing lake. There are no meeting area as such but the space could be used for small meetings up to 12 people. Parking available for 12 cars. Small children will need to be supervised due to steps and pool.

	Booking and cancellation policy		All Policies and costs, including exchange rate, may change and should be confirmed with the hotel at booking. Rooms will only be reserved with the receipt of a 20% deposit. The remaining balance to be paid at least 7 days before arrival. Cancellations: a refund will be made less 600 baht to cover service fees and administration for cancellations with over 7 days notice. One full night's rent will be charged for cancellations within 7 days of the booked arrival. Refunds will be in the same method of payment. Daily rates include breakfast, airport pick up and VAT.
